Wilmington's Garden Show - January 31 - CFCC Schwartz Center

The 16th annual Wilmington Garden Show will be held on January 31st and February 1st, 2009 at the Schwartz Center of Cape Fear Community College in downtown Wilmington.

There will be over 40 booths displaying a variety of products and services for gardening and landscaping.  The hours are Saturday, January 31st from 9:00 AM-5:00 PM and Sunday, February 1st from 9:00 AM-4:00 PM.  Admission is $7.00, Children under 12 are free.

Right Now is a Great Time to Buy

I believe right now is a great time to buy a home.  With all the mixed housing and economic news, I feel it is important to be able to point out facts to back up my statement.  Below are some of the reasons I feel it's a great time to buy a Wilmington, NC home.

  • Wilmington has great interest rates.
  • Wilmington has lots of home inventory to choose from.
  • Wilmington is a buyer's market for first homes or investment homes.
  • Wilmington is a great place for first-time buyers; why rent when you can build equity.
  • Wilmington is a popular retirement destination.

Positive Thoughts on the Wilmington NC Real Estate Market

I wanted to take a moment a list a few of the things that I am personally seeing in the Wilmington NC Real Estate Market.  I have attached a link to an article in today's Star News stating that homes sales were down almost 28% in Wilmington, NC in 2008.   I feel most people are aware of this, but I would like people to also know that good things are happening, and real estate is selling.

  • Buyers can afford more home with lower interest rates
  • First-time buyers can take advantage of $7500 tax credit
  • There is inventory available for first-time buyers.  I recall when there was little inventory available under $150,000.  Now there are options out there.
  • Although there is lots of inventory to choose from, inventory has declined since 2007. 
  • Buyers are out there in the market and purchasing homes.

There is activity in the market place.  People are buying and selling homes.  Wilmington NC is a desireable relocation destination.  I believe staying positive, staying focused, and working hard, will continue to show positive results regardless of the overall market conditions.

Bill Introduced to NC General Assemby to Delay Rate Increases

 A bill was introduced to the NC General Assembly on Wednesday by Senator Julia Boseman that would temporarily stop the insurance deducibles and rate increases for local homeowners, and the wind and hail insurance covered by the Beach Plan.

If this bill is passed, it will delay the increases from taking place until May 1, 2011, instead of February 1, 2009.

Personally, I would like to see the bill passed.  I feel most homeowners would prefer it this way.  The New Hanover County Commissioners voted last week to join the lawsuit filed originally by Dare County and other local area governments will be deciding to join or not soon.

The N.C. Department of Insurance has scheduled hearings today in Raleigh regarding the lawsuit and these rate increases.

New Hanover County School's Science Fair Held January 29th

We wish all New Hanover County School's Science Fair participants the best in tomorrow's Science Fair!

New Hanover County Schools Annual Science Fair to Be Held January 29--Not Open To The Public

New Hanover County Schools will hold its annual Science Fair on Thursday, January 29, 2009, at Murray Middle School, 655 Halyburton Memorial Parkway, Wilmington.

Students in Grades 3 through 12 enter their projects in categories such as biology, earth science, physical sciences, as well as technology.

Approximately 35 judges will judge the studenents' entries.  They are from agencies such as General Electric, Airlie Gardens, the New Hanover County Cooperative Extension Service, the North Carolina Aquarium at Fort Fisher, the New Hanover County Soil and Water Conservation District and Cape Fear Museum.   The project judging will take place from 4:15 p.m. - 6:00 p.m.  The judging will be open to NHCS Central Office staff and the media, but is closed to the public. The viewing will take place from 6:00 p.m. - 7:00 p.m., followed by an awards ceremony at the Minnie Evans Arts Center, 605 Halyburton Memorial Parkway, Wilmington, NC, from 7:15 p.m. - 8:00 p.m.

New Hanover County winners will advance to the regional science fair competition, which will be held on Saturday, February 14, 2009, on the campus of UNC-Wilmington.

Wilmington NC's Azalea Festival - April 1-5, 2009

I always get excited about Wilmington's Azalea Festival.  The 62nd Annual North Carolina Azalea Festival is scheduled for  April 1- 5, 2009

The North Carolina Azalea Festival is Wilmington's annual Spring celebration.  Founded in 1948, the Azalea Festival has emerged as Wilmington's premier event. Each April, as the azales and dogwoods are a Springtime showcase, Wilmington displays its Southern hospitality. The Festival's concerts, street fair and special events are viewed by more than one million people each year, in person and through media coverage. More than 200,000 are estimated to attend the annual two-day street fair, while more than 100,000 gather to watch the Festival parade. Each event is a celebration, beginning with the traditional arrival of Queen Azalea at the official opening of the four-day event. Stars glitter throughout town as Southern belles and their escorts are at the homes on the annual garden tour and at the annual garden party. Everywhere the blooming azaleas offer a brillant display of color as to the rich heritage of coastal Carolina.

Wilmington NC Home Sellers -Tips To Improve Your Chances Of An Offer

It is exciting to see more activity in the real estate market for the start of 2009.  With lots of inventory to choose from, buyers are looking for the "best buy".  Listed below are a few tips for improving your chance of receiving an offer.

1. Price it right. Be one of the best-priced homes in your neighborhood, by setting your price at the lower end of the realistic price range.

2. Prepare for showings. Get your house ready for the market before you start showing it.  If you would like additional information, I will gladly send you a free "Home Enhancement Guide".

3. Be flexible about showing times.  The more flexible you can be regarding showings, the more buyers you will have view your home.  Many times those that need to offer several hours advanced notice, and definitely 24-hour notice, may move on to other available properties.

4. Don't refuse to drop the price. If your home has been on the market for more than 2 weeks with no showings, or 30 days without an offer, you should be prepared to at least consider lowering your asking price.
